Vacant & Derelict Property Renovations in West Limerick

We carry out renovation works on vacant and derelict properties across West Limerick and County Limerick, including refurbishment works that may form part of an application under the Vacant Property Refurbishment Grant. Grant applications and approvals are administered by the relevant local authority, and eligibility is determined by the scheme rules and the local authority's assessment.

Vacant Property Refurbishment Grant – scheme overview
The Vacant Property Refurbishment Grant is a payment available where a qualifying vacant house or building is being refurbished for use as a principal private residence or as a rental property. The scheme allows for a grant of up to €50,000, and where a property qualifies as derelict (as defined in the scheme), a top-up amount of up to €20,000 may be available, bringing the total potential grant to €70,000. The grant is inclusive of VAT.

To qualify for the grant, the scheme requirements include: proof of ownership or evidence of active negotiations to purchase; intention to occupy as a principal private residence or to make it available for rent after refurbishment; and proof that the property has been vacant for at least 2 years and was built up to and including 2007. Applicants who move into the property before making an application are deemed ineligible under the scheme.

Where the derelict top-up is being sought, the scheme requires confirmation that the property is derelict (structurally unsound and dangerous). The application must include an independent report prepared by a qualified professional confirming the property is derelict, or other evidence accepted under the scheme (such as being on the Derelict Sites Register where applicable).

How we support refurbishment projects

Our role is to deliver the refurbishment works required to bring a vacant or derelict property back into residential use. We can assist at planning stage by discussing scope and sequencing of works, and by providing quotations for proposed works where required for an application. Final grant approval, any conditions attached to approval, and payment decisions remain with the local authority under the scheme.

Working with your appointed professionals

Where a project requires input from an engineer, architect, surveyor, or other qualified professional, we can coordinate the build sequence around their reports and specifications. Any structural certification, design responsibility, or statutory sign-off remains with the appropriately appointed professional and/or the relevant authority.
